1024ºË¹¤³§ transformed three floors of an occupied eight-story 1970s office building into a modern ambulatory care destination for Sutter Health, strengthening access to coordinated outpatient services in San Francisco. Using a design-build delivery method with Boulder Associates, the 17,775 SF project required careful phasing to keep the building fully operational throughout construction.

Working within a decades-old structure, the team navigated hazardous materials abatement and unforeseen existing conditions. Laser scanning verified field conditions while robotic layout technology improved precision during framing, helping the team adapt quickly and maintain schedule confidence across all three phases.

Phase 1 delivered a 2,500 SF blood draw lab on the fourth floor featuring six draw stations, a processing lab and staff support spaces. Phase 2 converted the third floor into a 12,000 SF primary care center with 23 exam rooms, three exam-plus rooms, a procedure room and centralized reception, all designed to balance patient privacy with efficient team-based care. Phase 3 completed the transformation with a first-floor imaging department.

Nestled in the Pasadena foothills, General Motors envisioned a bold new home for its Advanced Design Studio — a creative hub dedicated to exploring the future of mobility. More than a traditional automotive design center, the facility serves as an innovation laboratory where designers, sculptors and engineers imagine what personal transportation could look, feel and evoke 10 to 20 years from now.

1024ºË¹¤³§ transformed a vacant, aging campus into a dynamic destination where more than 100 creative professionals collaborate to envision the next generation of mobility. The design-build project reimagined 81,600 SF of warehouse space into a sophisticated design studio featuring open collaboration areas, conference rooms and support spaces, complemented by a 17,464 SF mezzanine and a 3,440 SF building addition. An industrial fabrication building houses automobile turntables, CNC machines, paint booths, modeling machines and other equipment needed to bring concepts from sketch to full-scale prototype.

Connecting both buildings is a private courtyard designed for vehicle evaluations under natural sunlight. Three rotating turntables display model vehicles from every angle in a secure setting for design reviews, events and collaboration. What started as an adaptive reuse project grew into a lasting partnership, with 1024ºË¹¤³§ remaining on site beyond the initial phase to support ongoing projects and enhancements as GM continued investing in its Advanced Design Studio.

1024ºË¹¤³§ Real Estate and The 1024ºË¹¤³§ Company, in partnership with PIH Health, are developing a 112,000 SF multi‑specialty medical office building on the PIH Health Whittier Hospital campus. The new facility will expand access to coordinated outpatient care for communities across Los Angeles and Orange counties by consolidating a broad range of services in one convenient location.

The project stems from a comprehensive systemwide master planning effort, during which PIH Health and 1024ºË¹¤³§ evaluated inpatient and outpatient service lines against 30‑year market projections. This analysis helped identify shifting specialty demand, optimize service distribution across the region and determine which clinical services should be expanded or introduced on the Whittier campus. The resulting medical office building supports PIH Health’s long‑term strategy and strengthens its broader regional network.

When the healthcare system’s Neenah pediatrics clinic needed additional space, they turned to 1024ºË¹¤³§â€™s design and engineering team to deliver a model that offered the right balance of functionality and modern aesthetics.

For this project, the design team transformed underused space that was shelled but not fully built out when 1024ºË¹¤³§ originally constructed the clinic in the early 2000s.

Comprising approximately 7,000 SF, the remodeled portion of the clinic adds a sizable nurses station, X-ray room, 19 exam rooms, five providers’ rooms, two immunization preparation rooms, with one functioning as a laboratory; a dirty supply/biohazard room and a restroom.

The Hoffman Estates Outpatient Clinic is a single-story medical office building with 44 exam rooms for primary care, pediatrics, orthopedics, OB/GYN and cardiology. With three procedure rooms, ultrasound, mammography, X-ray, and physical therapy, the facility also includes room for future expansion on both the east and west sides of the building. The 6.5-acre site was developed to include surface parking (including space for additional parking to accommodate future expansion) and an on-site stormwater detention volume control basin.

Originally envisioned as a two-story facility, the project team reimagined the design to meet strict budgetary targets. Through a strategic redesign process, the concept shifted to a single-story structure with a simplified footprint.

Numerous design innovations helped to maximize value. These included streamlining the lobby to prioritize usable clinical space, eliminating architectural embellishments such as wing walls and designing a sloped roof that eliminated the need for an interior roof drainage system. Each design choice was rooted in performance, simplicity and efficiency.
